Helpful Tip for a Buyer
What is a dual agent?
Dual agents represent both buyers and sellers. They are required by law to remain confidential with both clients. Therefore, this raises an interesting situation of how the agent can best negotiate for you knowing that the agent is also negotiating for the seller. Often times the dual agent can become a mediator instead of a negotiator.
There is nothing legally or ethically wrong with this situation. In some situations buyers and sellers use a dual agent to save on the amount of commission that would otherwise be paid to two agents. Sometimes the dual agent is willing to give a cut of the full commission since they don't have to split it with another agent.
