Home inspections.

A professional home inspection is something that you need to do whether you are buying a new home or an existing home. Don't take the word of the seller or the listing agent as to the condition of the property. A professional home inspector will look closely at the property and give both a written and verbal opinion as to the condition of the property.

Be sure that the inspection will be done by a professional organization, such as a local trade organization or a national trade organization such as ASHI (American Society of Home Inspection). You should be present with the inspector during the inspection and ask any questions about the property throughout the inspection process. Thoroughly review the inspection report.

You have to demand an inspection at the time you present your offer. It must be written in as a contingency. If you don't approve the inspection report, then you don't have to buy the property.
